Merchant navy officers, yacht crew and cruise ship staff spend much of the year at sea, often paid by employers registered outside the UK, and frequently claim Seafarers’ Earnings Deduction (SED) – a specific tax treatment that plenty of mainstream lenders simply don’t know how to interpret correctly. The result is that seafarers with genuinely strong, stable income sometimes get declined or under-offered by high-street banks who don’t understand the profile.

What Makes Seafarer Applications Different
- No fixed UK address for much of the year, which some lenders’ standard processes struggle with
- Employment through foreign-flagged vessel operators, adding a jurisdiction question on top of the income assessment
- Seafarers’ Earnings Deduction, which can allow up to 100% exemption from UK tax on qualifying earnings if you meet the day-count and other conditions, and needs to be understood correctly by the lender, not just noted and ignored
- Foreign currency income, which introduces an exchange rate consideration for both the lender’s assessment and your own budgeting for mortgage payments
Deposit and Loan-to-Value
Lenders often cap loan-to-value more conservatively for foreign currency earners than for GBP-paid, UK-employed applicants – sometimes around 80% LTV (a 20% minimum deposit) compared with considerably higher LTV available to standard applicants. If your income is paid in sterling by a UK-based employer despite your maritime role, you may have access to a wider range of standard products.
Documentation That Typically Helps
For employed seafarers (PAYE), lenders typically want your last three months’ payslips, recent bank statements, and your discharge book showing your sea service record. For self-employed seafarers or those contracting through their own company, two years of accounts, tax calculations, and your latest SA302 are the standard starting point. An employment contract, a CV setting out your maritime career history, and proof of your deposit source all help strengthen an application further.
